Performs a variety of complex real estate activities related to the management, operations and leasing of office buildings, retail centers, warehouses, and other commercial properties.
•Supervise property operations and maintenance activities including engineering, security services and parking facilities operations. •Develop and implement RFPs, and bidding guidelines including specifications, monetary limits related to awarding of service contracts and tenant improvement contracts. •Negotiates, prepares and administers new leases, renewals, rental agreements and various contracts including office leases, warehouse and industrial leases and other agreements for buildings and land. •Direct annual property expense reconciliation and recovery of pass through operating expenses. •Generates monthly financial and management reports, implement policy and procedures, lease administration and coordinating tenant relations programs. •Prepares annual property operating and capital budgets including variance reporting and operate properties within guidelines of the approved budget. •Interface with client and/or asset management on a regular basis about property financial operational matters.
•Advanced knowledge of the principles and practices of commercial real estate management and operations. •Proven ability to communicate effectively, orally and in writing with tenants, contractors, vendors, and employees and others contacted in the course of performing required positions duties •Skills in math and spreadsheet utilization to analyze financial feasibility of capital and tenants improvement projects •Ability to identify opportunities and problems and develop new and creative solutions •Ability to interact effectively with senior management, ownership, tenants, vendors and contractors •Analytical ability to collect, evaluate and analyze information to make decision that positively affect the overall operations of the asset under management.
