Performs a variety of commercial real estate property management activities related to the management, operations and leasing of commercial real estate in direct support to the General Manager.
•Under the direction of the property manager assists in the coordination of property operations and maintenance activities including engineering, security services and parking facilities operations. •Assists property manager in develop and implement of RFPs, and bidding guidelines including specifications, monetary limits including preparation of service contracts and tenant improvement contracts. •Provides back up to the property manager for new tenant/broker tours and vendor bid property walk throughs/inspections. •Works with the management team on the preparations and delivery of annual property expense reconciliation and recovery of pass through operating expenses. •Under the direction of the property manager assists in the preparation of monthly financial and management reports, lease administration and coordinating tenant relations programs. •Assists in the annual property operating and capital budgets preparations including monthly operating report preparation and variance reporting. •Along with the property manager, interface with client and/or asset management on a regular basis regarding property operations and tenant administration.
•Advanced knowledge of the principles and practices of commercial real estate management and operations. •Proven ability to communicate effectively, orally and in writing with tenants, contractors, vendors, and employees and other contacted in the course of performing required positions duties. •Skills in math and spreadsheet utilization to analyze financial feasibility of capital and tenants improvement projects. •Ability to identify opportunities and problems and develop new and creative solutions. •Ability to interact effectively with senior management, ownership, tenants, vendors and contractors. •Analytical ability to collect, evaluate and analyze information to make decision that positively affect the overall operations of the asset under management.
•The position requires a combination of education and experience. A typical combination would include a bachelor’s degree or AA degree in business management, accounting or a closely related field plus three to five years of experience in commercial real estate, property and or facility management.
LICENSE AND CERTIFICATION
•Must possess a current California Real Estate License. •A RPA, CPM classes/enrollment preferred
