Manage the day to day operations of a Class "A" Office building in downtown San Francisco. Responsibilities include financial reporting, rent collections and other duties requiring advanced financial analysis. Also includes client and tenant communication and oversight of internal and external building staff and third party vendors. Candidate must be able to demonstrate skills with day to day contracts, be able to easily interpret lease clauses and be comfortable with analyzing certificates of insurance and other legal documents. Additional requirements include tenant improvement and capital project management.
Specific duties include:
Financial reporting which includes annual budgeting and reforecasting, operating expense reconciliations, and monthly, quarterly and annual reporting. Monthly reporting includes accruals, variance reports and executive summaries as required by ownership.
Excellent Client and Tenant communication skills are a must, including tenant satisfaction through day to day interactions and problem solving.
Oversight of building staff to include a Tenant Services Coordinator, Engineering, Janitorial and Security staff. Oversight includes mentoring of subordinates and providing on-going and annual performance reviews of same.
Ability to accurately create contracts for services and consulting, accurately interpret lease clauses and analyze certificates of insurance to ensure they are valid.
Tenant Improvement and Capital Project Management for multiple on-going projects, while working with architects, engineers and contractors. This includes contracting for large capital projects with multiple stakeholders.
Miscellaneous responsibilities include coordination of tenant moves, property inspections and showing spaces to prospective tenants to support the leasing efforts.
All other related duties as required.
Candidate should have advanced knowledge of financial terms and concepts and advanced technical skills to include Microsoft Office, Word and Excel. This property utilizes Yardi software - knowledge of Yardi preferred. Candidate should demonstrate good judgment, reasoning and problem solving skills. Candidate should be a self starter and have the ability to hit the ground running in a very active building.
Successful candidate must have excellent communication skills, shall have a Bachelor's Degree in a related field from a four-year university and at least 6 years' experience managing a Class "A" high-rise. Candidate must have a valid California Real Estate License. CPM or RPA designation is a plus.
