Perform various personnel functions including staffing and employee development for large, Class A campus style portfolio.
Perform all lease administration duties including preparing vacant space for lease, verifying lease data and keep abreast of leasing activity
Establish and administer estimated/actual pass-through expenses
Perform and/or monitor collections and coordinate default proceedings
Prepare financial reports for managed property as specified in respective management agreement; prepare annual operating budget for property and assist in preparation of capital budget
Coordinate real estate tax review process for property
Maintain personal contact with tenants and owner representatives to ensure solid, reliable relationships
Conduct routine thorough, on-site property inspections to prevent/identify problems
Coordinate insurance requirements for property (tenants) and associated vendors/suppliers
Evaluate service contract requirements, prepare specs, bid, negotiate and manage vendor contracts as directed
Establish A/R and A/P guidelines, track performance and monitor recovery process
Ensure adherence to Lincoln policies and procedures
Assist in the pursuit of new business
Participate in appropriate professional and community organizations
Special consideration should be given to:
Internal Relationships such as property managers, operations managers, property administrators, accountants, security, engineering staff.
External Relationships such as Asset Manager, tenants, vendors, owners, leasing agents, brokers
ESSENTIAL SKILLS ABILITIES, KNOWLEDGE AND EXPERIENCE
Four years work in property management is required. Must have good knowledge of commercial real estate including a broad understanding of finance, leasing, legal, marketing, construction, and tenant relations.
PC literacy is required (spreadsheets). Ability to analyze and synopsize a monthly financial statement and prepare detailed budgets and operating forecasts. Ability to note deviations
from financial plan, determine causes and to provide recommendations to the owner on needed action plans.
Strong written and verbal communications skills. Ability to understand and carry out industry specific written and oral direction. Positive, innovative approach to problem solving. Presents ideas in a clear, concise, understandable, and organized manner; negotiate, persuade, and modify opinion in order to reach the goals/objectives of the organization.
Ability to work independently as a project leader and as a team member. Ability to relate well with others even while working at a distance without the benefit of personal contact. Ability to work in an organized, efficient manner with a high level of accuracy, attention to detail, and follow-through.
Ability to exercise judgment and discretion is critical to success. Must be professional at setting priorities and coping with competing demands.
