Kennedy Wilson Properties, Ltd., a commercial real estate and property management firm is looking for a qualified commercial property manager for a dynamic and varied portfolio of properties located in San Francisco, CA.
Work Location: Primary office based in a downtown San Francisco location. Local travel, by foot and public transportation, to other San Francisco properties within the portfolio.
The Property Manager position is responsible for the management of commercial property assets in accordance with Management Agreements for various clients. The Property Manager is involved in all aspects of day-to-day operations of the properties, including financial reporting, budgeting, A/P, A/R, reconciliations, tenant relations, and the oversight of third-party vendors, to include engineering, security, janitorial, landscaping, etc. The Property Manager prepares annual budgets, monthly financial packages for clients, and is responsible for the over-all performance of the properties.

Respond to tenant requests/problems in a timely manner and generate related work orders.
Ensure there is 24-hour emergency coverage for the properties at all times.
Maximize and oversee ongoing performance of the properties.
Prepare annual operating budget for the properties.
Prepare annual operating expense reconciliations.
Prepare financial reporting packages on monthly, quarterly and annual basis, including variance reporting, cash forecasting, capital management, and lease review.
Ensure proper coding on invoices and assist corporate accounting with questions related to the properties and resolution of vendor issues.
Manage and oversee capital and tenant improvement projects, some of which are complex. Oversight includes bidding, working with architects and engineers, problem solving, tracking expenses, lien releases, etc.
Collect and organize all property information in a format for quick reference. Conduct periodic inspections of properties and tenant spaces to ensure compliance with leases and the proper upkeep of the property.
Ensure that property and lease files are properly maintained.
Prepare and maintain appropriate tenant lease files, records, correspondence, and file notes.
Bachelor’s Degree from four-year College or University with a minimum of 2-3 years industry experience/or equivalent combination of education and experience.
California State Real Estate Salesperson’s License preferred but not mandatory.
Strong working knowledge of MS Word, PowerPoint, Outlook, and Excel.
Familiarity with Yardi software a plus.
2+ years of directly relevant COMMERCIAL Real Estate/ Property Management experience.
Effectively prioritize and multi-task.
Excellent people skills.
Ability to effectively communicate both orally and in writing with peers, managers and clients.
